Thinking of selling your home? Autumn can be an excellent time to do so.

There is still the opportunity to be in your new home by Christmas, and as we say goodbye to the brighter, warmer day’s, autumn provides the opportunity to provide a warm, cosy and inviting atmosphere to make your viewers feel at home.

Kerb appeal all starts with appearance; you never get a 2nd chance to make a first impression. The entrance to your home must make potential buyers want to view what else is on offer.

Sweep paths, clean up leaves, keep hedges trimmed and grass areas maintained, provide the front door with a fresh lick of paint if needed. There are some great autumn flowers that bloom for long periods if you have borders or hanging baskets in need of new vegetation.

The right lighting fixture and the correct amount of light can transform a home and make it more desirable to a potential buyer. Think about the different kinds of lighting to use in each room, ambient, aesthetic and natural lighting.

The more natural little the better so make sure blinds and curtains are fully open and the windows are clean.

Viewings

Try and encourage potential buyers to view your property as early as possible to take advantage of the Natural daylight, if you have instructed an agent to carry out viewings make sure they are aware of when you would prefer the viewings to take place.

Creating a cosy, inviting atmosphere

Make sure the temperature of each room is optimal. If the property feels chilly, turning the heating on 30 minutes before a viewing is a good idea. Decorate rooms with the outside fill vases and create table settings with autumn foliage and decorations such as tree branches, acorns, conkers, pine cones and crab apples. In regards to flowers, at this time of year rich reds, fiery oranges and beautiful yellows mixed with brown, gold, green and amber colours are the most popular combinations.

Other ways to decorate your home can be to incorporate sessional foods such as pumpkins and figs into the displays. Light log burners and open fires, and Stack logs close by, for decoration.

Remember, whatever time of year you are selling your property, buying a property is an emotional process so it is important your viewers feel at home!
