Landlord Fees schedule (Fully-ManagedService)

Set up, Marketing and Letting fee £722.00

Referencing fee £50.00 (up to 4 adults)

Tenancy agreement fee £144.00

(Landlord withdrawal Fees (before move-in): £300.00 set up and marketing, additionally as per services completed above)

Rent and legal cover guarantee, we will obtain a quote specific to your circumstances. Should you wish to proceed no charge for arranging this service will be made by us.

Deposit Registration. No charge will be made for registering the landlord and tenant details and protect the security deposit with a Government-authorised Scheme. Provide the tenant (s) with the deposit certificate and prescribed information within 30 days of the tenancy start date.

Preparation of inventory £90.00

Check-in at the property £60.00

Takeover of management

Initial set up to commence management of a pre tenanted property up to £300.00 all figures include VAT at the prevailing rate.

Ongoing Management Fees

Ongoing management including rent collection 12% of the monthly income.

A standard 12% of the total cost for arranging and managing ad-hoc repairs during the management of the property will apply.

Planned long term works and larger maintenance which would be considered as "project co-ordinate" we charge additionally for this based on 12% of the value of the works which includes support from our in house RICS surveyors ensuring these works are completed to the required standards/regulations. An alternative fixed fee can be agreed per item if required.

CDM regulation - compliance with the current CDM regulation as required would incur an administration fee of £300.00.

Mid Tenancy Fees

Renewal of tenancy to an existing tenant £144.00

Check out at the property utilising the original inventory £180.00

Taking the deposit to dispute with DPS £300.00 to prepare the case and submit to the adjudicator.

Rent reviews, no charge will be made for issuing the relevant paperwork to the tenant.

Additional property visits £60.00

Our residential team will help to guide you throughout the letting process, informing you of what must be done during the application process to move-in-day,  and managing a smooth end of tenancy when you want to move on.

Holding deposit

The equivalent of one week’s rent, which will be put towards your first rent due on completion of the tenancy. Please note: this will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-To-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other deadline for agreement as mutually agreed in writing).

Traditional deposit: annual rent less than £50,000

Equivalent to five weeks’ rent

Traditional deposit: annual rent £50,000 or more

Equivalent to six weeks’ rent

Early termination – at landlord's discretion

All costs, fees and charges incurred by the landlord for allowing early termination including the agent’s existing or re-letting fees.

Change of sharer

Up to £50 for one new reference and providing a new tenancy agreement, or for any reasonable costs incurred if these are higher than £50.

Change of sharer (tenant's request) - £50 (Inc VAT) per replacement tenant or any reasonable costs incurred if higher.

To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-To-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Default fees and charges

Late, unpaid returned rent payments

3% above the base rate of Bank of England per annum, from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost keys

Any cost for the replacement of keys, fobs, security devices or associated items which have been lost, damaged or broken. If extra costs are incurred there will be a charge of £15 per hour (inc VAT) for the time taken replacing lost key(s) or other security device (s).

These charges are in line with Government regulations. If you have any queries the lettings team will be able to help you.
