1. What money do I have to pay before I move in?

Before you move in, you will need to go through the referencing process. We charge £150 per applicant aged over 18 who will be living at the property. There is an additional fee if you need a guarantor. You will then need to pay your first months rent, along with your deposit prior to moving in. We do not charge for inventory, check in, or anything else.

2. What if I fail my referencing?

If you fail your referencing, you will have an opportunity to add a guarantor (subject to landlord approval)

3. Do you accept pets?

This varies between properties. Some landlords will accepted pets, but may ask for a higher deposit. Others will not allow pets at all.

4. How can I prepare for the referencing process?

 Speak to your employers so they are expecting contact, along with your current landlord (or agency) too. Make sure you have copies of your ID ready, one with a photo and one with your address.

5. Can you hold the property for me?

We don't take a holding fee, instead we ask all interested applicants to fill in our initial application form so we can put forward your situation to the landlord. If there are more than one interested parties, the landlord will have the opportunity to proceed with their preferred applicant.

6. What areas do you cover?

We cover the whole of Braintree and neighbouring villages, but we also go out to Colchester and Chelmsford.

7. What is a guarantor?

Sometimes a guarantor is needing if an applicant does not meet the required figures for their income to rent ratio. A guarantor is also needed if an applicant is in receipt of housing benefits. Your guarantor will need to be references to check they can meet their own outgoings as well as yours, if you are unable to pay the rent.

8. Do you accept housing benefits?

On certain properties, the landlords will accept housing benefit, but in all cases a guarantor will be required.

9. How quickly can I move in?

The referencing process normally takes up to 48 hours, so assuming the property is vacant and no maintenance works are required, we can normally get your into the property within a week.

10. What if I have a maintenance issue once I've moved in?

If we are managing the property then you can come directly to us, alternatively you will have direct contact with the landlord. But don't worry, we will explain all this when you are checked in.

11. With the issue of the Autumn Statement, do applicants still have to pay agent fees?

Yes, whilst the statement proposed banning fees upfront this is far from decided, currently going through the parliamentary process
