COUNCIL AND DEVELOPER ENTER INTO AGREEMENT FOR NEW

£ 100 MILLION BUSINESS PARK

The Marshgate Group, the Bishop’s Stortford based commercial development specialists, have entered into an Exclusivity Agreement with Braintree District Council who are the freehold owners, to jointly bring forward the first 20 acres of approximately 65 acres of designated employment land immediately to the south of the A120/A131 junction at Great Notley, Braintree.

The development will comprise a mixed-use commercial site offering B1a offices, B1c light industrial and B8 warehousing accommodation to suit occupier requirements from 10,000 sq ft to circa 100,000 sq ft with a projected end value in excess of £ 100 million.

In addition, there will be a mixed-use hub providing facilities to include day nursery, gym, restaurant, serviced offices and healthcare, together with ancillary retail and restaurant/coffee shop facilities.

This is an exciting development providing much-needed additional employment floor space within the Braintree District, and the Council are pleased to have teamed up with Marshgate, locally based developers who have been responsible for a number of high quality employment schemes within the A120 corridor, including the recently completed headquarters for Weston Homes’ Logistics Division.

Marshgate have appointed Paul Bird of Joscelyne Chase, based in Braintree, together with Coke Gearing, commercial property specialists based in Bishop’s Stortford, to handle occupier enquiries in relation to the site.

A number of negotiations are in hand with specific occupiers, and it is anticipated that the first phase of the site will be delivered for occupation in the third quarter of 2020.
