Property Surveys
Joscelyne Chase are able to offer a comprehensive building survey (formerly called a structural survey) service in connection with both residential and commercial property. Both John Chase and Christopher Woodhouse are Chartered Surveyors with over 30 years experience.
We are often asked "what is a building survey?" It comprises a detailed inspection of the premises following which a comprehensive report is prepared. The extact report format and content depends upon the property type and the client's requirements.
However generally the first section provides a general description, comments on tenure and details of the accommodation.
The main section reports on construction type and condition under building element headings, starting externally with chimney stacks, roofs, roof spaces, rainwater goods, external walls, damp proof course and dampness, windows, doors, external joinery and external decoration.
Internally the structural element heading include ceilings, partitions, fireplaces and flues, floors, internal joinery, internal decorations, kitchen ware, sanitary ware and woodworm.
A further section deals with services where comments are made regarding electricity, gas, water, hot water and central heating, security and drainage.
Finally there are comments on the construction and condition of any outbuildings, comments on site features, with the report finishing with a summary and recommendation.
If you are buying a freehold or long leasehold residential or commercial property, or taking a lease with a tenant repairing covenant, commissioning a building survey is recommended.
Fees depend upon the size and age of the structure but are generally from £450 upwards. Building surveys generally take 2 weeks from date of instruction to posting of report, although we always try and accommodate client's urgent requirements.
